Our Upfront Commitments To You
1. We commit to being your agent, and act in your best interests.
2. We'll establish a price for our services upfront, in writing, based on information provided by you.
- The price is a percent of the total loan amount.
- The price will cover ALL the services provided by us. This includes loan processing.
- On third party services, such as an appraisal, we will provide you with the invoices from third party service providers at your request.
3. Any payments we receive from third parties involved in the transaction will be credited to you, the customer, unless such payments are included in our broker's fee.
4. We will use our best efforts to determine the loan type, features, and lender services that best meet your needs, and find you the best wholesale price for that loan.
5. We will disclose the wholesale prices from which our selection is made, at your request.
6. When directed by you, and after meeting lender lock requirements, we will lock the terms (rate, points, and other major features) of the loan, and will provide a copy of the written confirmation of the rate lock as soon as it has been received from the lender.
7. When we lock your loan, we will guarantee all fees charged by the lender who locks the rate.
8. If you elect to float the rate/points, we will provide you with the best wholesale float price available to you on the day the loan is finally locked.
